Asbestos Floor Tiles Removal and Next Steps

Asbestos Floor Tiles Removal and Next Steps

A new kitchen, bathroom or hallway floor can come to a halt when old asbestos floor tiles are found underneath. The practical question is usually not just whether the tiles can be removed, but what remains below them, how the work will be priced and whether it can fit the contractor’s timetable.

For suitable non-licensed asbestos work, the clearest route is to obtain a written quote based on photos, measurements, postcode and the date you are working towards. That gives you a proper scope before other trades are booked in.

What a floor-tile removal job usually involves

Floor tiles are often only one part of the floor build-up. Tiles may be intact, cracked, covered by later flooring or fixed over an older adhesive or bitumen layer. The condition of the floor, access to the room, the area involved and whether rooms must remain in use can all affect the practical plan and the quote.

The removal scope should be clear. A tile-removal service concerns the asbestos floor tiles themselves and their authorised disposal. It should not be assumed to include preparing the floor for new finishes, levelling it or installing replacement flooring. Those are separate jobs for the appropriate trade after the asbestos work has been agreed.

This distinction matters most where black bitumen or adhesive is visible after the tiles have been lifted. Tile removal does not automatically mean that every trace of adhesive beneath the tiles will be removed. Ask what the proposed work covers before approving a date, particularly if a flooring installer has specified the condition they need the subfloor to be in.

The information that makes a quote more accurate

A quick photo can be useful, but a few well-chosen details save time and reduce surprises on the day. Send clear existing photos of the full room, close-ups of the tiles and any visible edges, plus doorways, stairs or other access points. Include your postcode and preferred timing so that scope and available dates can be checked for your area in England.

Measurements are equally useful. Provide the approximate length and width of each tiled area, rather than relying on a room description such as “small kitchen”. If one area is 3 metres long and 4 metres wide, the area is 12 square metres: 3 × 4 = 12 m². Odd-shaped areas can be split into simple rectangles and added together.

Floor-tile removal is quoted for the specific job. The tiled area, condition, access and agreed removal scope affect the total. The quote should distinguish tile removal from any separately assessed adhesive work or encapsulation. A consumer quote should show the VAT-inclusive total clearly, with any separately charged work identified rather than folded into an unclear figure.

Photos and dimensions do not replace a review of the job. They do, however, help establish whether the work is suitable, how much material is involved and whether access is likely to affect the arrangement.

What happens to adhesive or bitumen after tiles are removed?

This is the point at which many projects need a decision, not an assumption. Once tiles have been removed, adhesive or bitumen may remain on the subfloor. Its condition and extent can be assessed after tile removal if you want to consider a separately priced encapsulating paint option.

Encapsulation means applying a suitable coating to the remaining adhesive or bitumen where that option is assessed as appropriate. It leaves that material in place. It is not adhesive removal, it is not painting over retained tiles, and it does not make the floor asbestos-free.

For some property owners, encapsulation can be a sensible way to leave the exposed residue managed before later floor work. For others, their planned flooring system or contractor’s specification may mean they need to explore a different route. It depends on the floor’s condition and the requirements of the next stage, which is why it should be priced and agreed separately rather than presumed to be included.

Keep the two parts of the work distinct on the quote: tile removal and disposal first, then any optional encapsulating paint after the tiles are gone. This avoids a common misunderstanding where a customer expects the floor to be ready for immediate final flooring when the agreed scope only covers removal.

Planning around kitchen, bathroom and refurbishment work

Floor-tile removal is easiest to organise when it is considered early in the programme. Contractors fitting kitchens, bathrooms or new flooring need to know whether their work depends on the tiles being removed first. Booking other trades before the removal scope is confirmed can create avoidable pressure if the floor beneath needs further consideration.

Before requesting dates, decide whether the room can be made available and whether items or fitted units restrict access to the tiled area. Explain this in the enquiry rather than expecting it to be resolved on arrival. The more accurate the initial description, the more useful the written quote will be.

If the work is urgent, say why and give your preferred date range. Urgent appointments depend on the job, postcode, current capacity and office confirmation. An enquiry form starts the quotation process; it is not a booking or a confirmed removal date.

Landlords, managing agents and contractors should also make sure the person approving the work understands the exact scope. A simple written record of the rooms, estimated area, access arrangements and whether post-removal encapsulation is being considered helps avoid delays between authorisation and attendance.

Safe removal and lawful disposal are part of the same job

A suitable asbestos floor-tile job is not simply a matter of lifting old flooring and taking it away. The material needs to be handled under an agreed method and taken for authorised disposal, with the relevant paperwork arranged as part of the service.

Contact us for a written quote for your job. That is why the lowest-looking figure is not always the clearest comparison. Also check what is excluded. A quote that separates optional work from the removal itself is easier to compare and gives you control over what you approve.

JS Asbestos Removal provides assessed non-licensed removal and collection for suitable asbestos floor-tile work across England, with scope and available dates confirmed for the postcode. The focus is safe, compliant removal and disposal, not generic clearance work or fitting a new floor afterwards.

Request a written quote for asbestos floor tiles

For a useful quote, send photos of the tiles and access route, approximate length and width measurements, your postcode and the timing you are aiming for. Mention whether the tiles are exposed or beneath another floor covering, and whether you would like adhesive or bitumen remaining after tile removal assessed for separately priced encapsulating paint.

A clear quote lets you decide what needs doing now, what can remain outside the removal scope and how the work fits around your refurbishment. That clarity is usually worth more than rushing ahead with a vague price or an assumed finish to the floor.
