A cracked cement garage roof, worn floor tiles or an old textured ceiling can hold up a sale, renovation or handover. Non-licensed asbestos work may be the right route for some of these jobs, but the material, its condition and the planned work must be assessed before a removal date or price can be confirmed.
The useful question is not simply whether a property contains asbestos. It is whether the particular material and task are suitable for this type of removal. Getting that clear at the start avoids the wrong contractor, an inaccurate quote or a wasted visit.
What non licensed asbestos work usually covers
Suitable work commonly includes asbestos-cement sheets and products in domestic settings. This can include cement garage roofs, sheds, roof sheets, external soil pipes, guttering, flues and water tanks. Floor tiles and certain textured coatings, including coatings removed with the associated plasterboard where appropriate, can also be within scope.
Condition matters. A sound cement sheet that can be removed carefully is a different job from material that is badly damaged, crumbling or mixed with other building work. Access also changes the plan. A detached garage with clear space around it is generally more straightforward to assess than a roof above a restricted passageway or shared boundary.
Some asbestos work needs a different type of contractor. That is why clear photographs and an honest description of the material are more useful than trying to choose a service based on a broad label alone. JS Asbestos Removals provides assessed non-licensed removal work across England, with the exact scope confirmed before work is agreed.
Start with the job you actually need done
Homeowners and property managers often ask for “asbestos removal” when there are several possible outcomes. For a garage, you may want the roof removed while retaining the structure, the whole garage removed, or a replacement roof fitted after the asbestos-cement roof has gone. These are different jobs with different labour, disposal and timing requirements.
Removal only remains a valid choice. If the garage is otherwise suitable to keep, removal of the asbestos-cement roof can be quoted as its own service. Where useful, a steel-sheet replacement can be arranged after roof removal. This is an alternative to removal only, not a reason to turn every enquiry into a replacement project. Guttering, fascias and downpipes are not part of that replacement scope.
Where the whole asbestos garage is being removed, contents removal may be available as a separately quoted add-on. It is not a standalone garage-clearance service. This distinction matters when a garage contains tools, stored furniture or household items that need to be dealt with before the structure can be removed.
Floor tile work also needs a precise description. The service is for removal of suitable asbestos floor tiles, not a promise that every layer beneath the tiles disappears. Adhesive or bitumen can remain after tiles are lifted. Its condition can be assessed afterwards for separately priced encapsulating paint where appropriate. Encapsulation leaves the material in place, does not remove adhesive, and does not make the floor asbestos-free. It is also not painting over tiles that remain in place.
How a clear quote is built
The fastest route to a useful written quote is to send safe existing photographs, approximate dimensions, the postcode and your preferred timing. For a garage or roof, photos should show the overall structure, access route and any visible damage. For tiles or textured coatings, show the full area as well as close views where possible, without disturbing anything.
Dimensions help because some jobs are measured by square metre. The calculation is simple: length multiplied by width. A roof measuring 6 metres by 3 metres is 18 m². That does not mean the final charge is only an area calculation. Access, height, fixing method, waste handling, condition and travel can all affect the labour and disposal involved.
Contact us for a written quote for your job. A proper written quote should make the price basis clear, show the VAT-inclusive consumer total, and identify any separately charged extras. If an optional steel roof replacement, post-removal adhesive encapsulation or garage contents removal is relevant, it should be priced separately from the core removal work.
This clarity is particularly useful for landlords, probate representatives and managing agents who need a record of what has been approved. It also makes comparison easier: two quotes that both say “garage roof removal” may cover very different areas, access arrangements and disposal responsibilities.
Dates, access and disposal paperwork
A form submission is an enquiry, not a booking. Available dates depend on the job, postcode, capacity and the information supplied. If you are working towards exchange, a tenant changeover or building works, say so when requesting the quote. An urgent appointment may be possible, but it still needs office confirmation once the job has been reviewed.
Before a visit, consider practical access. Is there a gate, driveway or rear route? Are there parked vehicles, shared paths, overhead obstructions or neighbours who may need notice? These details do not necessarily prevent the work, but they can affect how the removal is planned and how long it takes.
Authorised disposal is part of the job, not an afterthought. The agreed paperwork should match the work carried out and the material removed. Keep it with your property records, especially if you are preparing a sale, managing a rental property or closing an estate.
Agree the asbestos scope before booking
Asbestos removal requires its own assessment, handling and disposal arrangements. Tell us which materials need removing, where they are and whether other work is planned at the property. We confirm the agreed asbestos scope in writing.
What to send for a written quote
A short, accurate enquiry is usually enough to start. State whether the job concerns a cement roof or garage, floor tiles, a tank, external pipework, guttering, a flue or textured coating. Add approximate measurements, your postcode and when you would ideally like the work completed.
Include photos taken from a safe position. For garages, show all sides if possible, the roof, access and any contents if the entire structure is to be removed. For floor tiles, include a wide photo that shows the room size. If you are unsure whether an optional extra is right for you, say what outcome you want: a retained garage with a new steel roof, removal only, or removal of the whole structure.
Request a written quote once those details are ready. A clear scope now is the best way to keep the work lawful, the pricing understandable and the next step practical.
